You sketch the floorplan of the property using the graph paper and sketching tips listed below. You then simply scan or fax the sketch through to Sketch and Scan. We will draw up the sketch using the latest CAD software and email it back to you in your required format (word, .pdf, .gif, .jpeg) within 24 hours.

Please download and print off our graph paper. This has symbols and a checklist to ensure you dont miss anything when at the property.
Tips for sketching are listed below. You may also download and print off these tips for your records when going out to visit your first few properties.

Sketching Tips:
- 1. Before entering the property look at the outside of the building. Note any areas that hang out or sloping walls.
- 2. On entering the property walk through the property to enable orientation and work out a good starting point so that you can fit the plan on the one page.
- 3. At the top of the graph paper write down the address, postcode, floor level and agent name.
- 4. Draw to scale (1 square = 1 foot). This will help you spot any inaccuracies as you sketch. If a wall does not line up there may be an inaccuracy elsewhere.
- 5. Take the bigger measurements first. Smaller measurements, eg: Chimney breast, doors or windows can be completed afterwards.
- 6. Be as accurate as possible when placing the stairs. These are used to line up floors by the CAD drawers.
- 7. Kitchen units, built in cupboards etc should be measured as part of a room and identified accordingly.
- 8. In rooms with sloping ceilings measurements should be taken 1.5m above the floor level and the sloping ceiling should be identified by using the following symbol ----------.
- 9. Garage and shed measurements should be the internal measurements between the main walls.
- 10. Sketch gardens and courtyards as these are valuable sales features. These do not have to be drawn to scale but the actual measurement should be clearly shown.
- 11. Stairs Use an arrow to show the up direction only.
- 12. Room names Identify each room accordingly.
- 13. Entrance door Show the main entrance to the property using a thick bold arrow.
- 14. Worktops/Shelving Where a worktop or a shelf is more than 9 inches deep mark these on the sketch and label them with a L.
- 15. Angles Where a room has one angled wall draw the first three walls which are at 90 degrees to each other first and sketch the angled wall last by joining the dots.
- Make sure the first three walls measurements are marked clearly.
- 16. Detailed areas If an area looks too small to mark clearly draw a larger scale drawing of the specific area separately and link it with an arrow to the area of the property it refers to.
- On completion of the sketch walk through the property again to check you have noted all rooms and features within the rooms.
